Most huts sit on council or estate land via a licence you rent, not own: the ground rent CAN and does rise sharply (several councils have doubled fees in recent memory), transfer/sale often needs council consent + a fee, no overnight stays on most beaches, and maintenance is real (annual repaint, storm repairs, the sea eats everything). Day hire runs GBP 25-60: the sums below tell you which side of that market you belong on. Waiting lists at popular beaches run years: the list is free to join.
What The Beach Hut Calculator Works Out
- Cost per day used: (ground rent and licence + about GBP 400 of upkeep + 4% of the hut price as the return the money would earn elsewhere) divided by the days you use it. A GBP 30,000 hut used 30 days a year costs around GBP 93 a day, against a hire desk charging GBP 25 to GBP 60.
- vs hiring one: what day hire would cost for the same days and the number of days a year above which owning becomes cheaper, typically 50 to 70. The retired seafront regular clears that; the two-weeks-plus-odd-weekends family does not.
- What you're really buying: the kettle, the stored windbreaks and the base that turns a maybe-morning into an easy yes. Owners use the coast measurably more, and that behaviour change is the real product.
- Repaint and storm repairs (advanced): the sea eats everything, so an annual repaint and the occasional storm repair are real money. Edit the GBP 400 default for your hut's size and exposure.
- Return the money could earn elsewhere (advanced): the opportunity cost rate on the purchase price. Set it to zero to see the cash-only view, which is how most owners think about it and why the cash-only card is shown separately.
- Ground rent increase and years kept (advanced): councils have doubled hut fees inside a decade at several resorts. Enter an annual percentage rise and the years you expect to keep the hut; the final-year rent card shows where the fee ends up.
- Expected resale value and transfer fee (advanced): huts at famous beaches have appreciated like the seaside property they legally are not, but the licence can be re-priced annually and transfers usually need council consent and a fee. Enter your honest resale guess and the fee to complete the total.
- Total cost over the years and hiring for the same days (advanced): everything you pay over the period, including any value lost or gained on sale, beside what hiring for the same total days would cost. The difference is the price of ownership's convenience.
- Families sharing the hut (advanced): a syndicate of two or three families splits the capital and running costs across the days each actually uses. The share card shows each family's annual cost.
