typical GBP 60-90 certified
Advanced options
The sweep is fire-and-insurance admin dressed as cleaning: chimney fires from tar/creosote buildup are the risk (unseasoned wood builds it fastest: below-20%-moisture logs are half the reason sweeps recommend a moisture meter), and after a chimney fire the FIRST thing insurers ask for is your sweeping certificate: no certificate, arguable claim. Book a certified sweep (HETAS/NACS/Guild): the certificate is the deliverable.
What The Chimney Sweep Calculator Works Out
- Annual cost: sweeps per year for your fuel multiplied by the price per visit. Seasoned wood and smokeless fuel need one sweep a year; heavy use, wet wood and bituminous coal need two. A certified sweep charges GBP 60 to GBP 90, so GBP 75 to GBP 150 a year is typical.
- What it insures: chimney fires (thousands a year in the UK, overwhelmingly ignitions of the tar and creosote wood smoke deposits), carbon monoxide from blocked flues, and the insurance argument after either. After a chimney fire the first thing an insurer asks for is the sweeping certificate.
- Timing and the certificate: book in summer or early autumn when diaries are quiet and before October's cold-snap queue. The visit takes 45 to 60 minutes with rotary kit under sealed sheets. Keep every certificate with the house papers; surveyors and insurers both ask.
- Number of flues (advanced): a house with a stove and an open fire, or a holiday let with several fireplaces, multiplies the bill. Sweeps usually discount the second flue on the same visit, so enter a blended price if you have one.
- Fires lit per year (advanced): spreads the sweeping and servicing cost over your evenings by the fire. At 100 fires a year a GBP 75 sweep is 75p a fire, far less than the logs.
- Annual stove service (advanced): a HETAS stove service (rope seals, glass, baffle plate and firebricks) costs GBP 80 to GBP 150 and is often combined with the sweep. Added to the all-in yearly figure.
- One-off kit (advanced): a CO alarm at about GBP 20, a bird guard at GBP 60 to GBP 100 fitted to stop the spring jackdaw nest, and a GBP 10 moisture meter to police the log supply. Added once to the total over the years.
- Total over the years and monthly set-aside (advanced): the all-in yearly cost multiplied by your chosen years plus the kit, and the monthly amount that covers the visits. CO alarms need replacing every seven to ten years.
- Summer booking discount (advanced): the saving from booking in the quiet months, where 10% to 15% off is common. The DIY rod set replicates the brushing but not the certificate, which is the deliverable.
