Simple Scaffolding Hire Cost Calculator For 2026

Advanced options

Typical two-storey semi pricing: ~GBP 600 per elevation including erection, dismantle and 6-8 weeks' hire, then ~GBP 50/elevation/week beyond. Chimney access, conservatory bridging, pavement licences (council permit if it stands on the footpath) and alarmed scaffold for insurance all add. The classic overspend: trades each hiring their own scaffold: one hire serving the roofer, painter and gutter job in sequence is the organised householder's discount.

What The Scaffolding Hire Cost Calculator Works Out

  • Estimated cost: elevations x the per-elevation price (about GBP 600 for a two-storey semi, covering erection, dismantle and the first six weeks' hire), plus GBP 50 per elevation for every week beyond that. A full four-side wrap lands at GBP 2,000 to GBP 3,000.
  • How the pricing works: scaffold inverts normal hire logic. Most of the cost is the two labour events, putting it up and taking it down, with the steel's standing time bundled generously between them, so a two-week job and a six-week job often quote the same.
  • Cut the bill: at-height jobs cluster naturally (roof, fascias, gutters, chimney, gable painting). Sequencing them into one hire window pays one erect-and-dismantle instead of three, and extending by phone call is cheap where re-erecting is full price twice.
  • Price per elevation, included weeks and weekly rate (advanced): replace the defaults with your quote. Typical two-storey elevations run GBP 500 to GBP 750 with six to eight weeks included, then GBP 40 to GBP 60 per elevation per week.
  • Height and access (advanced): three storeys add roughly 40% for the extra lifts and ties; a bungalow is around 30% cheaper. Awkward access such as a narrow side passage or bridging a conservatory adds 15%, and carrying everything through the house 30%.
  • Chimney tower, pavement licence and alarm (advanced): a chimney access tower quotes as its own small structure at GBP 300 to GBP 600. Scaffold standing on the public footpath needs a council licence, typically GBP 100 to GBP 300 depending on the authority, and insurers increasingly expect alarmed scaffold at GBP 20 to GBP 40 a week because standing scaffold is the burglary trade's favourite ladder.
  • VAT (advanced): most scaffold firms are VAT registered and quote excluding VAT; switch this on to add 20% to the whole bill.
  • All-in total and cost of each extra week (advanced): the scaffold price plus extras and VAT, and what each week of overrun will cost at your weekly rate, which is the number to know before the roofer's schedule slips.
  • Saved by sharing one hire (advanced): the number of trades using this scaffold, multiplied by the erect-and-dismantle price they would each have paid for their own. Standing scaffold also pulls each subsequent trade's quote down because their priciest line item is already built.
